Property Maintenance Operative Level 2

The property maintenance operative works as part of a team providing general maintenance of the grounds and buildings of Harrogate Neighbours and customers of Harrogate Neighbour’s services. This must include a general DIY service to the site, in conjunction with some decorating skills as and when directed by the Maintenance Manager.

Responsibilities, duties, and tasks:

  • To assist with and be responsible for the use and care of garden machinery and/or general tools, with due regard to Health and Safety requirements
  • Routine checking of firefighting equipment
  • To assist with all daily checks of the building, operations, and functions
  • To assist and ensure all emergency lights are operational
  • To be responsible for the use and care of garden machinery and/or general tools, with due regard to Health and Safety requirements, and for routine checking of firefighting equipment. To assist with daily checks of the building and ensure all emergency lights are operational

  • To do daily check of the plant room
  • Weekly check on the Dryers in the laundry room
  • 6 monthly fan check and clean drains
  • Assist with monthly main meter check in the meter room Assist with monthly gas meter reading for the building
  • Assist with monthly meter readings for hot and cold water and heating in all 55 apartments and read all electric meters in the electric room
  • To assist with regulations monthly hot water testing to be done and complete Legionella documentation
  • To deal with small general items of repair and maintenance of the sites, e.g., changing light bulbs, moving furniture, minor paint work etc.
  • Liaise with the Maintenance Manager to ensure job sheets are completed and discuss any issues relating to maintenance. Maintenance of Harrogate Neighbour’s vehicles, ensuring that they are clean and refuelled regularly and complete log for this
  • To carry out minor tasks for residents as per the repair requisition book and be responsible for any minor plumbing issues
